Investing into real estate in Paris

The real estate market in France is very regionally diversified. In 2011, all of France registered a year-on-year growth of residential property prices by 4.3%.

In Paris the growth of apartment prices was actually 14.8%. The average price per metre squared of residential housing in Paris is 8,259 EUR. The average annual yield from rent is not very high, in the area of 3.5%. The growth of rental prices recently has been unable to keep up with the growth of real estate prices. The question is whether the real estate prices will correct themselves, respectively decline. The association of French real estate agencies expects a decline of 3.5% on the prices of property in France this year.
A specific French case is investment into lease-back projects, where the investor obtains a contractual guarantee of income from rent for a period of 2 to 10 years. This guaranteed income from rent is generally between 3 and 5% p.a. of the property purchase price.

The option of lease-back property purchase with guaranteed income from rent provides the investor with additional benefits in the form of optional VAT returns from the purchase price of the real estate, low operating costs, comprehensive property management solutions and optional own use of the real estate.
